To get a basic idea of the under-compensation being offered to neighbouring residences a simple modelling tool has been created.
To use the modelling tool consider transmission lines, wind farms and solar farms separately.
The main task in modelling is to estimate how many homes fall within the 1km, 2km and 5km ranges. Although the Victorian Government draft policy
for these situations considers 400m to be the limit of any effect, this is not sensible.
Clearly transmission lines and wind farms are visible from long distances and therefore have some effect on property values. Many wind farms
are visible beyond 30km.
Set the number of transmission line kms or number of wind farms or number of solar farms to zero if you want to calculate an individual effect.
Please use the modelling tool for more insight and how many dollars that might equal.
Neighbours are being forced to subsidise the construction of these lines. It is a cost not included in the business case for the lines and is being directly borne by those who just happen to fall within the affected area.
This is completely unacceptable.
